Since March 2009, Greenman Immobilien GmbH has, together with its Berlin based construction partner GVG Projektentwicklungsgesellschaft mbH, built a portfolio of 9 auto service centres located throughout Germany. When  construction of the 9th property is completed, Greenman Immobilien GmbH will have a NET annual rental income of c. €2,000,000, 80% of which is being paid by its anchor tenants. 

Currently, the manager together with the fund’s lawyer, are completing the due diligence and tenant lease negotiation processes for 6 further properties, three of which are likely to be purchased in H1 2012. Once operational these properties will add an additional c. €800,000 of annual rental income to the portfolio. At that stage the portfolio will have a gross value (including bank debt) of c. €37m.  

The properties are only purchased when the five key elements of the fund’s circular purchase proceedure have been met. This ensures that a property only paid for when it is fully operational and 100% of the tenants are paying rent. Further properties will be added in H2 2012 and Q1 2013 when the final portfolio value is expected to have reached c. €45 - 50m.
