The investment policy for the Greenman Accelerate Fund is based around three investment “Pillars”. These pillars form the bedrock for all the decisions taken the fund’s board or its manager. The three pillars are as follows:

Income
The fund at all times must target properties which have the capacity to generate annual investor income. The target annualised investor return, from rental income surpluses, is 6.5% +. The manager achieves this target by purchasing/building properties which are pre-let on long term leases to market leading tenants in the German auto service sector.

Security
The protection of investor funds is paramount. The manager together with the fund’s German legal team and banking partners have, where possible, implemented procedures to reduce investor risk. These include extensive tenant credit analysis, low LTV’s (No higher than 55%) and a purchase proceedure which guarantees 100% tenant occupancy.

Transparency
Today’s investors are placing far more importance upon the amount of transparency provided by the manager of their investments. Not only do they require frequent reporting they now also require policies which ensure their funds are secure and all transactions can be tracked and justified.
