The fund has selected a “pool of re-approved anchor tenants” who will occupy the properties. Each tenant will be obliged to sign leases with a minimum length of 10 years.

These leases will be signed before construction of the properties which will be built to detailed specifications determined in the lease. The portfolio will therefore be 100% let at all times.

The fund will be able to meet a new industry trend where tenants seek to co-locate on the one site offering road users “one stop” complementary services

The following members of the fund’s tenant pool are all occupying properties in the fund’s portfolio:

CarGlass
CarGlass is the central European brand of the world’s largest vehicle windscreen and vehicle glass replacement and repair Company, Belron.

CarGlass is Germany’s No1 provider of windscreen replacement services through its network of 260 repair centres and 250 24 hour mobile units. In 2009 Carglass added 23 centres across Germany, 2 of which are owned by the fund.

In 2009 the group reported turnover in excess of €2.24bn with profits of c. €208 million a 38% increase from the previous year.

Cosy-Wasch
Cosy-Wasch is one of Germany’s leading branded car wash companies. Their patented technology ensures that cars are washed in the most environmentally friendly manner keeping pollution to a minimum.

With 23 centres in Berlin and 14 across Germany, Cosy-Wasch is in the process of rapidly growing its market share. Cosy-Wasch work with the fund during construction by part-funding the complex infrastructure required to build their centres.

Jet Conoco
In Germany Jet operate 525 branded petrol stations and 125 non-branded sites at large supermarkets. With 14,300 service stations worldwide Jet ConocoPhilips are the world’s sixth largest private energy company.
